The Community Manager is responsible for the professional management of the apartment community in order to achieve and maintain pre-determined occupancy goals; to achieve maximum cash flow for the owner; to implement ADP management Inc.
policies and procedures in marketing, leasing, accounting, maintenance, resident relations, and all site level management reporting.
The Community Manager will be responsible for managing 120 unit Property and the following:
Responsible for all aspects of employment and development of staff including evaluation, coaching, training, etc.
Know how to perform the duties of each team member on staff and be able to train in those areas.
Work through the team members to ensure success of the property.
Motivate, challenge and delegate.
Set the standard on how Assistant Community Managers, Community Representatives and other team members engage prospective and current residents.
Build and maintain a team-oriented environment.
Conduct community staff meetings on a regular basis.
Attend scheduled management meetings.
Conduct regular property walks for troubleshooting and interaction with residents and team members as well as regularly scheduled unit inspections.
Knowledge of Multi Family Apartment Communities
Be able to utilize basic math Principals
Knowledge of Voucher System and Housing Authority Policies and Procedures as Well as the new NSPIRE inspection standards
Show apartment homes and around the apartment community.
Submit accurate reports by the designated deadlines.
Responsible for the profitability of the community, maintaining and enhancing revenue growth and controlling the expenses from year to year.
Review and approve all new lease applications and qualifications
Prepare and maintain time records and payroll information.
Prepare quarterly/annual goals for property team members.
Responsible of processing on site payroll and sending to accounting for payment.
Responsible for the timely processing of move-ins and outs.
Maintain records of all transactions and resident files.
Collection of money for deposits, application fees, rent, etc.
Address rent collection with delinquent residents, which may involve lease termination and legal action if necessary.
Create and maintain a budget.
Maintain positive resident relations by responding to requests in a friendly, professional, and timely manner.
Ensure follow up is done on all maintenance calls with a phone call or visit to confirm that the residents problem has been solved.
Maintain open and professional communication with the community staff and Portfolio Manager.
Follow all policies and procedures defined by ADP Management Inc.
Requirements:
High school diploma or GED, equivalent required.
5 + years residential property management experience, including supervisory experience required.
Authorized to work in the USA.
Strong organization skills, follow up skills, and a great attention to detail.
Excellent communication and leadership skills
Ability to work with minimal supervision
General working knowledge of computers and computer programs (MS Word, MS Excel, Res-Man, rent manager or the like
Basic office skills, faxing, typing, filing
Sales/multi-family leasing experience preferred
